GREEN ROOF ALERT! 901 W. Madison in the West Loop goes the green route!

Posted by ChicagoismynewBlog! on May 22, 2010

I was up on the roof of 901 W. Madison in Chicago’s West Loop neighborhood and the first thing I noticed was the building’s green roof!  Figured that a lot of people don’t see a green roof up close so I made sure to take a closeup photo.

Do you know of any other good green roofs that I could get access too or that you have photos of?

Construction photo of the West Loop’s newest park!

Posted by ChicagoismynewBlog! on April 23, 2010

This photo, taken from the roof of 901 W. Madison, shows that the parking being built in the heart of the West Loop is definitely underway and looks like it won’t take to much time to be completed!  Replacing a run down and delapitated factory-type building and underused parking lot, this new park should definitely act as a focal point to the neighborhood and will definitely increase property values surrounding it.  I assume this will become part of the Chicago Park District when done?

The park is located on a full city block with Monroe Street to the North, Adams to the South, Sangamon to the West, and Peoria to the East.

New Retail Space at Presidential Towers Taking Shape!

Posted by ChicagoismynewBlog! on April 2, 2010

No photos yet, but from driving by on Jefferson and Monroe Streets, you can definitely tell construction is fully under way for the new retail spaces at Presidential Towers.  You can even see a new addition on the roof of the parking area for what could be part of the new Fitness Formula Club (FFC)  gym.

Has anyone walked/driven by there to see for themselves?

NEW LISTING ALERT! 2Bed/2Bath duplex penthouse at 6 S. Laflin. Amazing views!

Posted by ChicagoismynewBlog! on February 15, 2010

Check out our new two bed, two bath @properties listing, located at 6 S. Laflin Street in Chicago’s West Loop neighborhood.  Now, as soon as I set foot into this home my eyes immediately went to the huge windows to look at the AMAZING, unobstructed views of downtown Chicago.  I swear the rest of the home is great too but I’m always a sucker for a city view.  6 S. Laflin has a great sized kitchen with plenty of storage, a spacious living area, and a great sized bedroom on the first floor.  Walk up one flight of stairs where the master bedroom suite is and you’ll find a HUGE walk in closet and an outdoor terrace that begs for a major party in the summer.

This part of the West Loop has seen a major expansion lately and will only continue with development.  You’re about a block away from Skinner Park and Union Park, and close to some restaurants and stores.

Laflin is listed by @properties agents Karen Fata and Jordan Shackelford at a price of $339,000.  This place is seriously priced to sell quickly.  If you have any questions…or want to buy the place, send an email to jeffstewart@atproperties.com.

Check out a few pictures of the home below or check out the full virtual tour HERE!

RD+659. Slow sales change to success. Only 1 home left for sale in this West Loop building!

Posted by ChicagoismynewBlog! on February 5, 2010

Some of you may know of RD+659, a highrise condo building located at 659 W. Randolph Street in Chicago’s West Loop neighborhood.  About a year ago, rumors were swirling about RD+659’s condos turning into rental apartments, or that the condos would see price cuts.  Well, they’re still condos but the developers brought in @properties to help sell out the building and boy, did it work.  Because of smart price reductions, sales have skyrocketed and now, only 1…yes 1 condo remains!

RD+659’s only remaining home is a 2Bed/2Bath condo with unobstructed Southern exposure, $15,000 worth of upgrades and an extra wide parking spot, all for $371,000.

RD+659’s building amenities include an outdoor swimming pool, roof deck, fitness center, bike room, heated parking, dry cleaners, and a 24 hour doorperson.  The assessments are $460/month and it includes EVERYTHING you would need…all in one payment.  Your water, electricity, gas, cable, internet, air conditioning, and all of the building amenities.  Just think of how much all of these would cost you if you paid each seperately.

Check out the RD+659 website and if you have any questions about the remaining home, just ask me!  Photos courtesy of the RD’s website also.

Brininstool, Kerwin and Lynch with plans for a high rise in Chicago’s West Loop/Greektown!

Posted by ChicagoismynewBlog! on January 29, 2010

Just caught these plans for a new residential high rise building on the real estate message board, Skyscraperpage.  The proposed building, designed by Brininstool, Kerwin and Lynch, will replace one of the many parking lots in Chicago’s West Loop and Greektown neighborhoods on Green Street between Van Buren and Jackson.

The Brininstool, Kerwin and Lynch website describes the building as having around 370,000 square feet in 28 story’s, eight of which will be above ground parking clad in glazed horizontal windows.  With the current plans, I’m definitely on the road to really liking the building.  The base from far away actually looks pretty interesting but once you see a close up photo, my opinion goes a complete 180…  It just looks so boring and sterile especially when it’s surrounded by dozens of old, detailed, brick buildings.  Please come up with something better!

Check out the Brininstool, Kerwin and Lynch website for information on the firm and their other projects!

Belgravia Group held out for as long as they could but their amazing condo/loft high rise, 565 Quincy, is now having to reduce prices by 15-30%!  With around 50% of the homes sold, this is what 565 Quincy needs for a big boost in sales.  Teaming up with Belgravia Group’s sales team is @properties who is also helping with sales.  I can’t wait to bring future clients there because 565 Quincy is an awesome building.

565 Quincy, located at 565 W. Quincy Street in Chicago’s West Loop neighborhood, is split almost in half with the lower half converted from an old seven story office building into lofts.  The top 11 floors are newly constructed condos with some amazing views.  Some amenities include work out facilities, a movie screening room, pool tables, foosball, putting green, and even a two lane bowling alley.  The eighth floor also includes an awesome roof deck!

Check out the quick article on the price drops on the Chicago Sun Times website by clicking HERE!

IBT Group Announces Partnership with Blackrock to Build Project in Chicago’s West Loop

August 7, 2007

IBT Group LLC, a real estate and asset management firm and advisory client of BlackRock Inc., one of the world’s largest investment management firms, have announced a partnership that will provide capital for a new mixed-use development in Chicago’s West Loop.

“Our partnership with BlackRock represents a significant step forward in our growth,” said IBT Group President Gary Pachucki, who founded the company in 1999. “It not only secures capital for West Loop Promenade, but also provides access to Wall Street, and the capital that will allow us to pursue larger, more complex transactions.”

“We are pleased to become a capital partner to IBT Group and its West Loop Promenade development, which has already secured a lease with Robert Redford’s Sundance Cinemas,” said Erik Grabowski, BlackRock Vice President. “We view the West Loop as one of the fastest-growing areas of Chicago and are excited about the opportunity to bring a high quality retail/entertainment project to the neighborhood.”

West Loop Promenade is a $240 million retail and residential project being developed by IBT Group on Chicago’s Near West Side. Scheduled for a spring 2009 opening, it will include 285,000 square feet of retail space on three levels, including the eight-screen Sundance Cinemas theaters.
